Common Oil Boiler Emergency Symptoms
Oil boiler failures present in distinct ways, mostly tied to the oil burner itself.
Oil Burner on the Boiler Locks Out
Most common oil boiler emergency. Primary control sees no flame and shuts the burner off. Causes: dirty cad cell, fouled nozzle, weak electrode spark, water in the fuel, low fuel level, oil pump pressure issue, or primary control failure. Press reset ONCE only.
Burner Cycles on Safety / Locks Out Repeatedly
Burner runs briefly, shuts down, locks out. Usually a partially fouled nozzle, weak ignitor transformer, dirty cad cell signal, or oil pressure not holding. Each cycle pumps unburned oil into the chamber, do not let it run.
Smell of Oil in the Basement
Could be a small fuel leak (oil filter housing, fuel-line fitting, oil pump), venting backdraft, or unburned oil from repeated lockout attempts. Investigate immediately. Call us, do not light a flame near the smell.
Smoke at the Chimney or Registers
Oil burner over-firing, burning rich, or carbon buildup in the heat exchanger. Common when the boiler hasn't been tuned in 2+ years. Combustion analysis required.
No Heat, Burner Fires Fine
Burner combustion is clean, but radiators stay cold. Usually a stuck zone valve, failed circulator pump, air bound zone, or aquastat fault. Easy to isolate.
Water Under the Boiler
Could be relief-valve discharge (overpressure or expansion-tank failure), tankless coil leak, circulator pump leak, or in worst cases a cracked boiler section. Shut the boiler off, place towels under the leak, and call us.
Pressure Outside Normal Range
Hot-water oil boilers should sit between 12 and 18 PSI cold, 25-30 PSI hot. Outside that range usually means an expansion tank failure or auto-feed valve issue.
Carbon Monoxide Alarm Activated
Most serious oil boiler emergency. Get fresh air, call 911 if anyone has symptoms, then call us. Causes: cracked heat exchanger, blocked chimney, back-drafting. Combustion analyzer required to diagnose properly.
Don't Keep Pressing the Reset Button
Each reset attempt pumps unburned oil into the chamber. Press it ONCE. If it locks out again, call us. The chamber can flood and create a fire hazard.

What to Do While You Wait for the Technician
- Press the oil burner reset button once. Red button on the side of the burner. Press once. If it locks out again, do not press a second time.
- Check the oil tank gauge. If under 1/4 tank, you may be out of fuel. Air in the line will need bleeding by a tech.
- Confirm the emergency switch is on. Red switch at the top of the basement stairs and another near the boiler. Both must be on.
- Replace thermostat batteries if the screen is blank or dim.
- Check the boiler pressure gauge (hot-water boilers). 12-18 PSI cold is normal.
- Close interior doors to trap warmth in occupied rooms.
- Run cold water at a slow drip on faucets along exterior walls to prevent frozen pipes.
