Boiler Won't Fire on Call for Heat
Thermostat calls for heat, nothing happens. Boiler silent. Causes: tripped emergency switch, dead thermostat batteries, low-water cutoff has stopped the boiler safely, primary control / aquastat failure, gas valve failure, or for oil burners a primary-control lockout. Multimeter and visual diagnosis sort it out fast.
Boiler Fires but Some Radiators Stay Cold
Boiler runs but heat distribution is uneven. Almost always a stuck zone valve, failed circulator pump, air bound zone, or zone-control panel fault. We can isolate it within 20 minutes.
Water Under the Boiler
Could be relief-valve discharge (overpressure or expansion-tank failure), tankless coil leak, circulator pump leak, fitting failure, or in worst cases a cracked boiler section. Shut the boiler off, place towels under the leak, and call us.
Banging or Hammering Noises
Steam boilers: water hammer caused by trapped condensate. Hot-water boilers: trapped air pockets or expansion-tank failure causing pressure surges. Oil burner: delayed ignition booms (dangerous, shut off and call).
Boiler Short-Cycling (On 30 Sec, Off 30 Sec)
Boiler fires, runs briefly, shuts off, restarts. Causes: oversized boiler for the load, failed aquastat, low circulation due to stuck circulator or air bound system, or partial gas valve failure. Diagnosis tells which.
Pressure Reading Outside Normal
Hot-water boilers should sit between 12 and 18 PSI cold and 25 to 30 PSI hot. Higher pressure means the relief valve is about to dump. Lower pressure means a leak or failed auto-feed valve. Steam boilers run much lower (under 2 PSI normally).
Pilot Light Won't Stay Lit (Older Standing-Pilot Boilers)
Thermocouple weakening or pilot orifice clogged. Quick replacement on the spot.
Carbon Monoxide Alarm Activated

What to Do While You Wait for the Technician
- Check the emergency switch. Red switch at the top of the basement stairs and another near the boiler. Both must be on.
- Replace thermostat batteries if the screen is blank or dim.
- Try the oil burner reset button once (oil boilers only). Press once. Do not press a second time if it locks out again.
- Check the boiler pressure gauge. Hot-water boilers should sit between 12 and 18 PSI when cold. If it reads zero, the system has lost water. If it reads above 30, the relief valve will likely dump.
- If you see water leaking from the boiler, shut the emergency switch off, place towels under the leak, and call us.
- Close interior doors to trap warmth in occupied rooms.
- Run cold water at a slow drip on faucets along exterior walls to prevent frozen pipes.
