A steam boiler doesn't pump anything. It boils water, and the steam rises through the pipes on its own pressure, fills the cast-iron radiators, gives up its heat, and condenses back into water. That condensate then drains back down to the boiler by gravity to be boiled again. No circulator, no zone valves, just physics. That simplicity is why so many 80-year-old Long Island systems still run. It's also why small things, a stuck vent, a pipe that lost its pitch, an eighth of an inch of water in the wrong place, cause big symptoms.
One-Pipe Steam
The most common setup in older Long Island homes. Each radiator has a single pipe that does double duty: steam goes up it, and condensate drains back down the same pipe. The air vent on the side of the radiator lets air escape so steam can enter, then closes when steam reaches it. One-pipe systems live and die by their vents and their pitch. Every radiator must tilt slightly toward its supply valve, and that valve must be fully open or fully closed, never halfway.
Two-Pipe Steam
Found in larger and slightly newer homes. Steam enters the radiator through one pipe and condensate leaves through a second, passing through a steam trap that lets water out but keeps steam in. When those traps fail, and after decades most have, steam gets into the return lines and causes banging, uneven heat, and wasted fuel. We test and rebuild or replace steam traps as part of two-pipe service.

One warning worth repeating: if you're adding water to your steam boiler more than occasionally, something is leaking, and on many older homes the leak is a wet return buried under the basement slab. Fresh makeup water carries oxygen and minerals that corrode a boiler from the inside. Finding that leak early can add years to the boiler's life.

Steam Boiler Repairs & Services We Perform

Low-Water Cutoff Service, Flush & Replacement
The low-water cutoff (LWCO) is the safety device that shuts the burner off before the boiler can fire dry. Float-type cutoffs collect sediment and must be blown down regularly and flushed at every annual service. We service, rebuild, and replace both float-type and probe-type cutoffs.
Gauge Glass Replacement
The gauge glass shows your boiler's water line. A stained, cracked, or leaking glass hides the one reading a steam boiler owner needs most. We replace glasses, rods, and washers, and clean the gauge cocks so the reading is true.
Pigtail Cleaning & Replacement
The little curled pipe under the pressuretrol is the pigtail, and it protects the control from live steam using a small water seal. When it clogs with sediment, and it will, the pressuretrol can't read boiler pressure at all. We clean or replace pigtails as routine steam service.
Pressuretrol Replacement & Correct Settings
A home steam system needs ounces of pressure, not pounds. We regularly find pressuretrols cranked to 5+ psi, which wastes fuel, slams vents shut, and beats up 80-year-old piping. We replace failed controls and set them where a residential system belongs: cut-in around 0.5 psi, cut-out under 2 psi.
Air Vent Replacement: Radiators & Main Vents
Radiator vents let air out so steam can get in; the main vents at the ends of the steam mains do the same job for the whole system. Failed vents are behind most cold-radiator and slow-heat complaints. We size vents properly, faster venting on the mains, balanced venting at the radiators, so the whole house heats evenly instead of the rooms closest to the boiler cooking first.
Boiler Skimming
Oils from new piping and repairs float on the boiler water and make it surge and throw wet steam. The fix is skimming: slowly drawing that film off the water's surface. We skim after every steam repair that opens the system, and whenever a bouncing water line says the water is dirty.
Near-Boiler Piping Corrections: Header, Equalizer & Hartford Loop
The piping right above and beside a steam boiler is part of the machine. The header dries the steam, the equalizer balances pressure, and the Hartford loop protects the boiler from draining if a return springs a leak. Piped wrong, even a brand-new boiler will throw wet steam, bang, and eat itself. We correct near-boiler piping to the manufacturer's diagram, a fix that transforms noisy, uneven systems.
Radiator Valve Replacement
Old radiator supply valves seize, weep at the packing, or get left half-open, which traps condensate and causes hammering. We replace and repack valves and reset radiator pitch while we're there.
Wet Return Replacement
The wet return is the low piping that carries condensate back to the boiler, and after decades of collecting sediment it's usually the dirtiest, most corroded pipe in the house. We flush clogged returns and replace failed sections, including buried returns re-routed overhead so they can never rot under the slab again.
Annual Steam Boiler Maintenance
Steam boilers need a different annual service than hot-water boilers, and a generic "tune-up" that skips the steam-side checks misses the points where these systems actually fail. Our annual steam maintenance includes:

Steam Boiler Replacement: Sized by Radiation, Not Guesswork
Here's the detail that separates steam specialists from everyone else: a replacement steam boiler is not sized by a heat-loss calculation. It's sized by the connected radiation, the actual square footage of steam (EDR) in your radiators and piping. The boiler has to make exactly enough steam to fill that radiation. Size it by heat loss like a hot-water boiler and you get a unit too small to fill the radiators or one that short-cycles itself to death. We measure every radiator, do the EDR math, and match the boiler to your system.
