What to Check Yourself Before You Call
You can find the source of most boiler leaks in ten minutes without opening anything. Everything below is safe for a homeowner.
1. Protect the floor first (2 minutes). Slide a shallow pan or a folded towel under the drip. Move cardboard boxes and anything stored near the boiler. Water damage from a slow leak often costs more than the repair itself.
2. Read the pressure gauge (1 minute). A hot-water boiler should sit between 12 and 20 psi when cold. A needle near 30 psi will lift the relief valve, and that is the leak you are seeing. Write the number down before and after the boiler runs.
3. Do the dry-towel trace (5 minutes). Wipe every pipe and joint above the puddle completely dry. Then watch for the first new bead of water. Water runs along pipes before it drops, so the wet spot on the floor is often not below the true source.
4. Rule out condensate (2 minutes). If your boiler is a high-efficiency model with white plastic vent pipes, it makes water on purpose. Follow the small plastic tube from the bottom of the unit to the drain. Water inside that tube is normal, but water backing up around it means the line is clogged.
5. Shut it down if water is flowing (2 minutes). Close the water feed valve on the supply pipe to the boiler. Turn off the service switch, which looks like a light switch near the unit. A boiler that keeps refilling itself can leak for days without ever running dry.

- Water coming from the boiler body itself or from jacket seams
- The relief valve is discharging hot water in bursts, not dripping

Where Boiler Leaks Start, Spot by Spot
Six spots cover nearly every boiler leak we see. Here is what each one means and how serious it is.
The relief valve and the expansion tank
The relief valve is the brass valve with a lever, piped down toward the floor. It opens near 30 psi to protect the boiler. When it drips, the most common cause is a waterlogged expansion tank, which can no longer absorb the pressure swing as water heats. Sometimes the valve itself is worn and will not reseat. Occasionally the valve is doing its job because pressure really is too high, and that deserves respect, not a bucket.
Never plug or cap a relief valve. It is the last safety between a pressure problem and a burst boiler. A relief valve that drips is telling you something, and silencing it removes the warning without removing the danger.
The circulator pump flange
The circulator is the small pump on the piping near the boiler. It bolts to the pipe with two flanges, each sealed by a rubber gasket. Those gaskets dry out and weep, leaving a rusty streak or a small puddle right under the pump. Older three-piece pumps can also drip from the seal at the shaft. Either way this is a routine repair, not a boiler problem.
The automatic air vent
Many systems have a small canister-shaped vent on top of the boiler or on nearby piping. Its job is to burp air out of the water. When the float inside fails, it spits water instead, and the drips run down and mimic a leak somewhere lower. A vent cap that is crusted white or green has been spitting for a while.
Fittings and near-boiler piping
Threaded joints, valve stems, and old unions loosen and corrode over decades of heating and cooling. A green or white crust on copper, or rust streaks under a steel fitting, marks a slow leak that has been running for months. These are simple repairs when caught early. Left alone, a weeping joint keeps feeding fresh water into the system, and fresh water carries the oxygen that rusts boilers out.
Condensate that only looks like a leak
A high-efficiency condensing boiler pulls so much heat from the exhaust that water vapor condenses inside it. That water is supposed to leave through a plastic tube to a drain, often through a small pump. Seeing water in that path is normal operation. The trouble starts when the line clogs with sludge or freezes, and the condensate backs up into the cabinet or shuts the boiler down on a fault code.
The boiler body itself
Water seeping from the block of the boiler or from the seams of the metal jacket is the leak that ends the conversation about repair. On a cast iron boiler it means a cracked section. On a steel boiler it means corrosion has eaten through. Neither one can be patched in any way that lasts, because the metal around the failure is just as far gone. This is replacement territory, and the honest move is to say so early.
Steam and Oil Boilers Leak in Their Own Ways
Steam boilers leak low before they leak high. The wet return piping at floor level spends its life full of oxygen-rich condensate and rusts from the inside out, so a puddle near the floor is often the return, not the boiler. A steam boiler that needs water every few days has a leak somewhere, even if you never see a drop, because that water is going somewhere. Steady fresh feed water is also what kills steam boilers, so a hidden return leak deserves a real search.
Oil-fired boilers on this island are mostly cast iron and mostly old. A cracked section on one often announces itself as a hiss and a wisp of steam when the burner runs, before you ever see standing water. If you smell oil rather than see water, that is a different problem at the burner or tank line, and it needs a service call of its own.

A large share of the homes we service run oil-fired cast iron boilers, and many of them date to the same era as the house.
